- Form a direct relationship with the tenant
- Think of the property as your own home
- Not keeping the property in good condition/conducting repairs effectively and efficiently
- Not reviewing rents regularly
- Not using an experienced property manager
- Using a generic rental agreement
- Failing to reference check tenants
- Not inspecting properties
- Not carrying out an inventory
- Not registering/securing a security deposit
- Delaying legal actions/evictions
- Allowing rent arrears to escalate
- Not having adequate property insurance
- Failing to use a regulated Letting Agent
- Providing new tenants with long term contracts
- Not reading the Letting Agent contract properly
- Harassing tenants
- Disregarding the requirements of a guarantor
- Not meeting current regulations i.e, EPC, Gas Safety
